Clayton is seeing something of a boom in real estate development in an area near Interstate 70.

Clayton City Council last week gave a planned new Burger King at the corner of Hoke Road and Salem Avenue final approval for architecture and landscaping plans. The restaurant is scheduled to break ground right after July 4, opening by the end of this year, said Jack Kuntz, development director for Clayton.

Also, Goodwill’s application to rezone two parcels of land north of the Hoke Road Walmart store received final approval last week from council. Goodwill sought to rezone those parcels from residential to general business, Kuntz said.

Goodwill is now expected to submit final architecture and landscape plans to the Clayton Planning Commission for review later this month and council could consider plans for that new Goodwill store by late July, he said.

And carry-out and convenience store chain Casey’s recently broke ground for its new store at 6703 Salem, scheduled to open in mid-October, Kuntz said.

This is all happening in roughly the same area, with Casey’s being about a mile from the planned Burger King site and about 1.5 miles from the proposed Goodwill site, Kuntz said.

“The fact that this area is an established commercial and industrial corridor that runs directly into (Interstate) 70 is a huge factor for national brands such as Burger King, Goodwill and Casey’s,” Kuntz said.

Location is key, he said.

“Northwest Montgomery County can really be seen as the last untapped area in Montgomery County with immediate development potential due to its location next to I-70, (Ohio) 49, (Ohio) 48 and National Road,” Kuntz said.
