“We’re just beginning some of the master planning now,” Barnett said in an interview. “I’d say probably a $25 (million) to $30 million project when you look at both parcels. I think you would see some retail, office and potentially, some multi-family residential.”

There are no definitive announcements yet about tenants or users, Barnett said. The company has already worked with Beavercreek city government about rezoning the area in question from residential to business planned development.
Now that rezoning is complete, it’s possible there could a groundbreaking as early as next summer, he said.
“Now we’re beginning to talk to potential users,” Barnett said. “We’re really looking at probably some sort of mixed use of office, retail and restaurant-type uses.”

The work has started with the purchase of a retail building on Dayton-Xenia just west of the intersection with North Fairfield, he said. The company also bought six acres about a quarter of a mile up North Fairfield from that area. And Synergy has a contract on another 3.5 acres abutting those six acres.
Those 3.5 acres also has some frontage on Fairfield.
“It could run the gamut,” Barnett said. “We’ve talked to some large office users, but also some smaller retail users.”
