Developer wants to build 82 homes near Dayton Mall-area upscale neighborhood

A plan for new homes on about 32 acres north of the Dayton Mall is being renewed in Miami Twp., where three similar proposals have been rejected in recent years.

The township’s zoning commission is set next week to consider a regulation amendment to build 82 homes as part of Rivendell, a plan originally approved in 2007 between Ohio 741 and Mad River Road near the Miamisburg corporation line.

A trio of other requests by Zengel Construction Co. for new homes on that land have been denied - the most recent in 2018 – after residents in a surrounding neighborhood of homes built by Zengel voiced opposition.

Residents of Vienna Park - an upscale, brick-home area - have cited traffic problems, noise and the quality of the homes proposed among the concerns against the last proposal, which township trustees voted down by a split vote.

Since that time, trustees have approved the extension of Vienna Parkway to Ohio 741, a move that may prove favorable to a plan for new housing on the vacant land.

The township’s zoning commission is scheduled to meet at 6 p.m. Tuesday at the Miami Twp. Government Center, 2700 Lyons Road.
