Goodwill eyes Clayton land for new 18K-square-foot store

A developer has applied to the city of Clayton to rezone land off Hoke Road for the building of a Goodwill store, with about 22 new jobs.

The city has received an application from Indianapolis-based Sullivan Development requesting to reclassify property at 7777 and 7779 Hoke Road from R-2 suburban residential to GB general business. The application was filed on behalf of Goodwill.

“The intent is to open a 17,600-square-foot Goodwill store,” Jennifer Barclay, Clayton city planner, said in a March 19 memo to Clayton Planning Commission members.

The property in question is just north of the Walmart supercenter at 7725 Hoke Road, at the edge of the Clayton-Englewood municipal boundary, Barclay wrote.

She told Planning Commission members that letters have been sent to owners of adjoining properties, and that a meeting was advertised in an Englewood newspaper.

Planning Commission was scheduled to consider the issue Monday evening.

The nearest general business zoning to the site is about 3,000 feet away, Barclay wrote. But she noted that a update to the city’s “Comprehensive Land Use” plan allows the site in question to have retail uses.

“The addition of a Goodwill retail store will relate nicely to the surrounding area,” the memo says. “With the Walmart to the south along with restaurants and other retailers, the retail use of this building will relate to the area and bring customers to the area.”

The memo adds that Clayton is pursuing funding to improve Hoke Road from Walmart to National Road.

A Goodwill spokeswoman said Goodwill is negotiating with the developer to “potentially build and lease” a new store at that location. She offered no timeline for a final decision on whether Goodwill will go forward with a new store, nor did she elaborate on why that location was chosen.

“It’s potential,” said the spokeswoman, Cindy Carusone.
