The developer, LAXMI Hospitality LLC, will construct a multi-story hotel with 88 to 100 rooms, City Manager Rob Schommer said.
“I know both the developer and (the city) are very excited to have this opportunity,” Schommer said. “It’s another amenity and another opportunity to have hospitality and hotel space for business travelers, vacationers or destination travelers such as athletic tournaments, conventions, conferences, etc.”
Hilton describes Tru as “a brand-new hotel experience from Hilton that’s vibrant, affordable and young-at-heart.” Marketing materials call the hotels “a franchise-only brand that is easy to construct, operate and maintain, while delivering a strong owner return.”
Tru by Hilton hotels are designed for urban, suburban and highway locations in North America.

Other hotel locations slated to open soon include Cheyenne, Wyoming, Lancaster, Pennsylvania., McDonough, Georgia, and Murfreesboro, Tennessee.
Guest rooms will feature platform beds, 55-inch guestroom TVs with satellite channels, and an average 2,770 square foot lobby with board games. Fitness centers are included, as is a breakfast bar.
The nearly two-acre plot of land near Interstate 70 will sell for $300,000 per acre, Schommer said.
The city is offering incentives to the developers to speed up construction and make the overall hotel larger, the Dayton Daily News first reported in December.

If the hotel opens with 125 rooms within 24 months of the closing date, the city will refund $50,000 of the purchase price to the developer.
If the hotel opens with 88 rooms within 18 months, the city will refund $25,000. Or, if the developer opens the hotel with 88 rooms within 12 months, the city will refund $50,000 of the purchase price.
The developer also will have a six-month option to purchase an additional four acres at $300,000 per acre.
The agreement states the developer acknowledges the property “is located in close proximity to an outdoor music venue which may … generate noise and heavy traffic conditions during certain events.”
Health department and auditor records indicate LAXMI Hospitality LLC also operates the 72-room Hampton Inn at 5588 Merily Way, also in Huber Heights.
