Investor buys Dayton Walgreens site for $3.5M

A California investor has purchased a Walgreens store property on Wayne Avenue for more than $3.5 million.

Montgomery County records show that Deerfield, Ill.-based Wayno LLC sold the property for $3.56 million to an investor with a Pasadena, Calif. mailing address — Exchangeright Net Leased Portfolio 27 Dst.

The purchasing company, Exchange Right, says in its web site it focuses on “tenants that operate successfully in the necessity retail and healthcare industries.” The company says it has more than 13 million square feet under management.

Its local portfolio includes an Advanced Auto Parts store at 1205 N. Fairfield Road in Beavercreek, an office building at 1854 S. Maple Ave. in Fairborn and another Walgreens at 6495 Troy Pike in Huber Heights.

The 13,833-square-foot single occupant Wayne Avenue retail site was built in 1998.
