Owner sells Englewood Walmart store for nearly $4.6 million

The owner of an Englewood Walmart store has sold the property to a retail net leasing property owner for nearly $4.6 million.

According to Montgomery County property records, Hoke Road Limited and GCG Hoke Road Limited sold the 7725 Hoke Road store to a limited liability company created by the Kamin Realty Group, Daniel G. Kamin Clayton LLC.

The 212,060-square-foot store sits on nearly 30 acres.

The sale price was $4,598,000 in a transaction dated last week, records show.

Pittsburgh-based Kamin Realty Group says that through its affiliate LLCs, it ranks as the 38th largest shopping center and net lease retail property owner in the nation.

Kamin says it owns more than 400 properties in 44 states, boasting a gross leasable area of more than 15,000,000 square feet.

Walmart has about 4,700 stores in the United States. National media reports in May indicated the company was closing some 15 stores in the U.S. and Canada. The retailer announced in the spring that it plans to open fewer than 10 new stores over the course of the next year.

Asked about the sale Tuesday, a Walmart Stores Inc. representative said he would look into it.
