Tall windows fill dining area for sunroom effect

This newly constructed ranch has all the extras, including custom beam ceiling details, floor-to-ceiling fireplace, an abundance of cabinetry with granite countertops, a walk-in pantry and an upstairs multi-purpose room.

Listed for $469,900 by Coldwell Banker Heritage Realtors, the brick and wood-shingle ranch at 509 Flagstone Way has about 2,150 square feet of living space plus the upstairs bonus room. The ranch is a Denlinger and Sons custom-built design located in a new residential development called Fieldstone Place within Tipp City.

Formal entry opens into a foyer with crown molding and wainscoting that continues down the hallway toward the main social areas. A sliding-glass barn door opens to the guest bedroom hallway where two bedrooms and a full bath are located. Both bedrooms mirror each other in size and design. The bathroom has wood-grain, ceramic-tile flooring with matching ceramic-tile tub/shower surround and a tall vanity with single sink and granite countertop.

Farther down the hallway, a walk-in closet is tucked under the stairwell, which is accessible from the great room. A cross beam tray ceiling with slat-board accents is the eye-catching detail to the great room. Tall windows with transoms above have plantation blinds.

A brick-and-stone fireplace has a raised hearth and wood beam mantel. Matching wood shelves accent the wall space on each side of the fireplace and cabinets offer storage and media space.

A frosted-glass door is set diagonally off the great room and leads to the covered rear porch. Six tall windows fill the two walls of the dining area, creating a sunroom effect and another window is above the countertop of the buffet.

Light fixtures hang above the island that separates the kitchen from the dining area. A double sink and dishwasher are built into the island that offers bar-seating for six. Along the back wall is a stainless-steel range with matching hood vent and granite backsplash between the remaining counter space and hanging cabinets. A frosted-glass door opens into a walk-in pantry.

Off the kitchen is a mud room with a closet, a window seat, access to the laundry room with folding counter and cabinetry and access to the two-car garage.

Tucked off the great room is the main bedroom, which has a tray ceiling and a private bathroom. The bath has a two-sink tall vanity with linen cabinetry between the sinks, a walk-in closet with built-in organizers and a ceramic-tile walk-in shower with seat.

Wrought-iron spindles and wood rail accent the staircase that leads up to the multi-purpose room. Wainscoting and sconce lights complement the décor details of the great room. The multi-purpose room has a double-sliding door closet and can be divided into two separate spaces as the triple-window nook offers sitting or office space.
