Twenty-nine years ago a serendipitous moment led current owners to choose their new home’s location. On impulse they stopped to check out a house in progress at 479 Sugarbrook Trail in Beavercreek Twp.

They were surprised to discover two things: the home’s floor plan was very similar to the one they had designed, and it was for sale.

They were able to incorporate changes that were important to them such as opening up a hallway, adding millwork and changing the layout of the kitchen.

“We reconfigured the master bath; we enlarged the pond, and we added the swimming pool,” said one co-owner.

One most innovative feature they added was designed by the co-owner: a more-than-1,000-square-foot covered deck that wraps around the back of the home. With vaulted tongue-in-groove paneled ceilings, multiple skylights, portable bar, refrigerator and TV hookups, this deck sets the stage for outdoor living at its best. Waterproof drapes shade the openings between columns in summer while specially designed panels in heavy clear plastic enclose them for winter.

Regular updates, maintenance and attention to the exterior setting have created a resort-like property. Security fencing surrounds the in-ground swimming pool. Ornamental grasses, cattails and a central fountain accent the pond stocked with koi, catfish and bass. Flat green space extends to a thick tree line with tall pines. There are walking trails through the wooded area.

Jan Miller of RE/MAX Home Base, who has listed the more-than-4,600-square-foot home (above grade) for $699,900 said, “You can just stay at home for vacation.”

Inside the ceramic-tiled entry an oak railing edges the open staircase and continues along the edge of the loft overlooking the great room.

A collectibles shelf wraps around two walls midway from the 17-foot ceiling in the great room, where stacked floor-to-ceiling windows flank the fireplace. Glass double doors open to an entertainment area centered by a specially designed free-standing bar with seating for ten around it. The wet bar and sink are installed in one corner.

Wainscoting trims a wall in the hallway leading toward the kitchen past a built-in planning desk.

Pale wood cabinets and granite counters surround the modified galley-style kitchen, which is open at both ends. The straight counter passes under a triple window incorporating dishwasher and double sink.

Stacked wall ovens are installed at the beginning of the semi-circular counter, which incorporates a gas cooktop as it curves into a peninsular breakfast bar. Matching cabinet doors hide the refrigerator. A buffet counter and wine rack are installed near the open breakfast area, which sits in a modified bay area facing the deck.

Another hallway leads to the half-bath, the laundry room and a comfortable sunroom with wraparound windows.

“There is a great view here in the summer and in winter when it’s snowing,” said the co-owner.

Two bedroom suites are on the main floor. The main suite enjoys a bath with a garden tub angled under two windows. There are two separate vanities, one with a makeup station. Frosted glass doors enclose the steam shower in the adjoining room.

In the second suite the bath has a step-in shower. Its vanity sits in a dressing area near the walk-in closet.

The upstairs loft area serves as an office with two work stations flanked by multiple bookshelves. Two bedrooms on this level share an adjacent central bath, which offers tub and shower and vanity.

A recreation room with wood-paneled walls and various game tables is the hub of the finished basement. The arts and crafts room has a built-in desk and butcher-block counters.

In the exercise room, a stairway connects to the three-car garage. A storage room has paneled walls. The utility room offers additional storage on built-in shelves.

“It’s very secluded here even though we are only 10 minutes from The Greene,” said the co-owner.
