Abatement work at the old hotel took place in recent weeks. All the windows were taken out, leaving multiple sets of curtains free to move in the cold January wind.
Xenia has few hotel and motel lodging options. The city made plans to incorporate the Ramada site into plans for the adjacent Xenia Market District in 2023. The building is at 300 Xenia Towne Square, at the corner of West Main and Church streets.
The city took possession of the Ramada in 2023, citing the hotel’s failure to renew their lease, years of delinquent rent payments, a history of fire code violations and property maintenance issues.
The site will be incorporated into the Xenia Market District, spearheaded by developer Dillin, LLC.
Work has already started on the Market District, including installing utilities and other infrastructure. The lion’s share of what residents will see in 2025 is the restoration of the historical street grid, and the establishment of a small park at the center of the property, according to Dillin.
Greene County and the city of Xenia received over $300,000 through the state’s Building Demolition and Site Revitalization program, a chunk of which went toward tearing down the Ramada.
