$13M senior living facility planned in Huber Heights

A multimillion-dollar senior living facility in the Carriage Trails residential development north of Interstate 70 is in the planning stages.

Lemmon and Lemmon, Inc. intends to build a $13 million, 101-unit facility on five acres of land south of Carriage Trails Parkway and just west of Ohio 201 in Miami County.

The two-story, 90,000-square-foot building will feature independent living, assisted living and memory care. Construction could begin by the end of the year, and the build-out will take 12-to-14 months, according to Bill Lemmon, president of Lemmon and Lemmon.

“Carriage Trails is a great development for access and all the amenities nearby,” Lemmon said. “A market study shows a need for additional senior housing in that market area, and we’re planning to help fulfill some of that market need.”

The proposed name of the facility is Danbury of Huber Heights. It will join Miller-Valentine Group's $13 million, 192-unit apartment complex that is expected to start construction this fall and Redwood Living's $16 million, 176-unit apartment complex that broke ground this week.

That area — the eastern side of Carriage Trails — has been zoned multi-family on the basic development plan.

“They are all coming together as the first wave of multi-family in Carriage Trails,” Huber Heights assistant city manager Scott Falkowski said. “There’s still room for expansion and more multi-family opportunities. The Heights is growing quickly, and this is another piece of it.”

Lemmon and Lemmon made a presentation at Tuesday night’s planning commission meeting. The next step is a submittal of the detailed development plan, which could happen in a month or two, Falkowski said.

The facility will feature a full-service kitchen, fitness room, spa, theater, pub and café. Units will range from 353 square feet to 950 square feet.

The facility will employ 140 full- and part-time employees.

Lemmon and Lemmon — based in North Canton — owns and operates other Danbury Senior Living facilities around the state, including in Columbus, Wooster, Westerville and Cuyahoga Falls.

Falkowski said there currently are 550 building permits — occupied or under construction — for single-family homes in Carriage Trails. The total build-out is more than 1,400 single-family homes and 720 multi-family units, but the latter number could be surpassed, he said.

Construction in Carriage Trails began in late 2009.
