A multi-million dollar apartment complex is being planned in the city of Fairborn that is designed to attract seniors and empty nesters, according to the developer.
Redwood Living, a Beachwood developer, is proposing to build an $8 million to $9 million single-story apartment complex that will feature 17 buildings and 103 units on the southwest corner of Commerce Center Boulevard and Trebein Road.
John Lateulere, senior vice president of development for Redwood, said the company hopes to start construction next spring, and it will take one to two years to complete.
The Fairborn planning board will consider Redwood’s request on Aug. 12 to rezone the 16.4-acre property and review its preliminary development plan. If the planning board recommends approval, the first reading will go before City Council Aug. 18, said Mike Gebhart, the city’s community development director.
Each of the 17 buildings will have four to eight units, with each unit featuring two bedrooms and two bathrooms.
“We believe Fairborn is a great spot for us,” Lateulere said. “It caters predominantly to an aging population that is looking for a lifestyle change, but doesn’t want the responsibility of having to mow their lawn or push snow.”
Each unit will be 1,100 to 1,400 square feet and have either a one- or two-car attached garage. Rent will be between $1,200 and $1,300 a month.
Gebhart said the apartment complex is a good fit in the mixed-use area, with businesses, condominiums and single-family homes surrounding the proposed site.
“It’s an excellent opportunity and it serves a need in this market,” he said. “We’re going to see more and more of these with the baby boomers starting to look for something like this. We want to keep Fairborn residents here and give them a product that they need.”
Redwood will have a property manager and maintenance employee on site, while outsourcing lawn care and snow removal to a local company, Lateulere said.
There will be no clubhouse for residents. The property will have a pond for storm water management.
The name of the complex has not been determined yet, Lateulere said.
Redwood — based in Beachwood, Ohio — has 4,500 units in Ohio, Michigan and Indiana.
