The city of Centerville is expected to vote tonight on final development plans for Cornerstone’s Phase IV.

The site has already seen a number of retailers and businesses filling up the yet-to-be completed development, including Cabela’s, Costco, Chick-Fil-A and Cheddar’s Casual Cafe. Kroger is scheduled to open in June.

Here are three things to know about the next phase in Cornerstone’s development.

1. New ‘Home’ to hotel

One of the biggest additions to Cornerstone —and one of the more controversial for some residents— will be the Home2 Suites planned for 5321 Cornerstone Blvd.

Some residents voiced their concerns about noise and traffic at night coming from the hotel.

Construction on the hotel is scheduled to begin this spring.

2. Lots of space to fill

The entire Cornerstone development takes up about 150 acres of land on what used to be known as the Dille Farm. Phase IV will consist of about 72 acres — nearly half of the entire development — of land being developed.

Phase IV has several plots designated for use, including an assisted living facility, multi-family developments

3. Park controversy?

The city of Centerville and developer Oberer Realty are at an impasse over the proposed community park.

The park —and amphitheater— were proposed on about 18 acres of land on the north portion of the development as a feature for the surrounding residential developments. The city and developer are working to find someone to oversee the park’s maintenance costs.
