The owners of the former Hotel Dayton owe more than $2 million to a company that performed emergency-remediation services in 2019, according to a lawsuit filed in Montgomery County.

The lawsuit filed by BELFOR, a property restoration company, says it performed work valued at around $5 million at the property on Wagner Ford Road but hasn’t been paid in full by Hotel Fun Dayton LLC.

“Hotel Dayton has paid BELFOR only $2,893,650, leaving a remaining principal balance owed to BELFOR in the amount for $2,015,450.70,” the lawsuit says.

Messages left by the Dayton Daily News to both BEFLOR’s attorney and the CEO of Dayton Fun Hotel were not returned Monday. An answer to the complaint has not been filed by Dayton Fun Hotel LLC.

According to the complaint, Hotel Dayton retained BELFOR to perform emergency-remediation services following vandalism to the property in March 2019 and last performed work on the property on May 27, 2019.

The former Dayton Hotel had been a longtime eyesore and was damaged by the Memorial Day tornadoes. The hotel at 2301 Wagner Ford Road — previously branded a Holiday Inn and later Ramada Plaza — had been in limbo for about a decade, sold off in a 2010 tax lien sale and repurchased more recently by a new owner intent to reopen it before the storm.

Instead, the hotel was badly damaged during the Memorial Day tornadoes and demolition of the Harrison Twp. property began late last year.

It is now complete.

In the conclusion of the lawsuit, BELFOR asks the court to award it the owed money plus interest, attorney fees and that it finds a lien claim on the property by BELFOR as valid.
