A pair of rezoning requests involving a proposed housing development and an auto mall’s plan move have been recommended for approval.

The two requests covering about 80 acres west of Interstate 75 are expected to go to Miamisburg City Council next month after the planning commission voted Monday night to recommend, according to city officials.

One project is Courseview at Pipestone, which includes 127 new homes on 42 acres off Miamisburg Springboro Road, according to the city.

Inverness Homes is interested in building homes on land that abuts Pipestone Golf Club and located near the Interstate 75 exit for Austin Landing. The city last year annexed the land from Miami Twp.

The rezoning calls for a change from agricultural to planned residential.

The second proposal involves the planned move by the Matt Castrucci group of dealerships.

The company has submitted plans to relocate from Mall Park Drive north of the Dayton Mall to Byers Road west of the mall and Interstate 75.

The rezoning involves about 38 acres near the Lyons Road intersection, Miamisburg records show.

The request is to change two parcels from highway service and office service to special development district, according to the city.
