A West Carrollton business started by a former NFL player and Miamisburg grad wants to buy Miami Twp. land in a deal that is expected to help fuel future development.

The agreement would involve the township selling about 2 acres on Wood Road near the Austin Boulevard interchange to Renegade Warehouse LLC to build a new sports exercise and training facility that would include a rehabilitation component, officials said.

The sale and the new Renegade facility would require extending a main sewer line that would eventually aid development of nearby township land, said Community Development Director Chris Snyder.

“That is probably one of the single largest expenses from the infrastructure side of the development,” he told trustees.

The township has about 22 acres that includes the Miami Valley Fire District Station 51 and surrounding land, records show. A zoning change would be required for Renegade’s proposal to be approved, Snyder said.

The township’s board of trustees on Tuesday night approved a measure for the sale to go forward. Renegade owner Matt Muncy, a Miamisburg high School graduate, said the business and the township have reached a purchase agreement.

The proposal is its initial phase and “we’re making sure that everything we’re attempting to do is feasible,” he said.

Plans for the site would also have to be approved by the township.

Muncy, a certified strength and conditioning specialist, played football at Ohio University, where he earned a bachelor’s degree. He later signed NFL free agent contracts with the Cincinnati Bengals and the Tennessee Titans.

Muncy and his wife Chelsea opened the business in 2010 with a 2,915 square foot facility “that was more of a glorified garage gym than anything else,” the company’s website states.

As it grew, in 2013 Renegade moved to a 12,000 square foot facility on South Alex Road.

Renegade has proposed buying the land for $40,000 an acre and the sale would be handled by the township’s Community Improvement Corp., officials said

The sale price would essentially be equal to the township’s share to make the infrastructure upgrades necessary for Renegade’s new site and future development, township officials said.

If the township were to develop or sell more land, “obviously having the sewer line extension would make that more feasible and that’s where you’re ultimately going to recoup the value of the property,” Snyder said.

The land is part of the Austin Center Joint Economic Development District, an income tax-sharing area the township has with Miamisburg and Springboro.
