Oberer Development and Ryan Homes want to build 197 homes on 86.6 acres off Benner Road near the Mound Business Park while Fischer Homes seeks to construct 127 more on 42 acres off Miamisburg Springboro Road near Pipestone Golf Course
Both applicants are working with city staff on various aspects of the projects, said Miamisburg City Planner Ryan Homsi.

Oberer’s Deer Valley issues include “access points for the development, and they’ve been making progress for meeting all of the conditions of the project,” Homsi said.
Rezoning requests for both Deer Valley and Courseview were approved last year, as were preliminary development plans that were set to expire early this year.
The extension for Deer Valley now is good through July 30, and Courseview has until Aug. 30, according to measures approved by the city.
Deer Valley planners have been discussing a new pumping station with the city’s public works department and a change in access points has “added more discussions than would normally be required,” Homsi said.

Preliminary plans called for two access ways off of Benner with about 21 acres remaining undeveloped.
The Deer Valley zoning change was questioned by residents who had concerns about traffic, safety, noise and the environment, among other issues. But an attempt to get the rezoning decided by voters as a ballot issue failed.
The preliminary plan involved homes that would start in size at about 1,200 square feet, excluding garages and basements, according to the city.
Inverness Homes proposed the Courseview development on land the city annexed last year from Miami Twp. near the Medlar Road intersection of Miamisburg Springboro.

However, last fall Fischer Homes announced the purchase of the majority of the single-family land held by Inverness.
“So the work of this project and others was put on hold while this purchase was negotiated privately,” Homsi said.
Courseview’s preliminary plan calls two types of units: “traditional” – predominantly two-story - and “lifestyle” dwellings, which would be single-story and age-targeted for empty nesters.
The proposal includes one access way from Miamisburg Springboro and one from Medlar, according to the preliminary plan. More than 6 acres would remain undeveloped, according to that plan.
