On Monday, the Washington Twp. Trustees approved a final development plan for Washington Glen, the name of the project. It will include 255 single-family detached and attached patio homes on a little more than 84 acres and is being developed by MI Homes of Cincinnati, LLC.
Township Administrator Jesse Lightle said the township is looking forward to not only that project, but two others as they move towards completion.
“Washington Twp. appreciates the nearly $100 million investment MI Homes is making into our community,” Lightle told the Dayton Daily News. “We look forward to continue working with them as they have two other developments in Washington Twp., Wynstone and Trails of Saddle Creek on Clyo Road.”
The approved lot layout for Washington Glen includes the 255 single-family attached and detached dwelling units, public rights of way, and wetland preservation-open space areas. The revised development plan approved by trustees includes a slight reduction in density from what had been previously approved.
A multi-use trail and shared roadway links to the Springboro trail network to interconnect and provide extension of community connections will also be a part of the project.

Lightle noted that a traffic signal and turn lane improvements are required of the developer alongside Phase 1 of the development at the intersection with Yankee Street.
The proposed lots located between Yankee Terrace and Settler’s Walk neighborhoods will provide for spatial separation and dimensions consistent with the abutting developments approvals, she added.
“For instance, the lots abutting Yankee Terrace are sized to accommodate the minimum lot dimensions and setbacks consistent with the Yankee Terrace lots,” Lightle said. “This allows for similar development practices afforded to neighboring residences.”
Construction is now underway also by MI Homes at Wynstone, a 96-home development located on 63 acres off Clyo Road, near Rooks Road and southeast of the Trails of Saddlecreek subdivision.

Homes average about 2,000-square feet and exteriors are primarily stone and brick, with no vinyl. Prices start at $300,000, with an average price of $400,000.
Construction is also underway on a new development of 36 craftsman bungalow style homes designed to appeal to young adults and empty nesters.
The 15.3-acre plat on West Social Row Road offers patio homes with brick and stone architectural features such as porches and chimneys, recessed garages, dormers, low-pitched gable roofs with wide overhangs, and large prairie-style windows, according to the concept plans approved for Peebles Development.
The slab homes with optional lofts range from 1,120 to 1,600 square feet and are priced at $275,000 and up.
Trustee President, Sharon Lowry, said the township has been a leader around the county in residential development.
“The last several years Washington Twp. leads Montgomery County in residential development,” Lowry said. “Our community is fortunate to have excellent schools, recreation, libraries, parks and township services making Washington Twp. a desirable location to live.”
