The Water Street District, which right now has new apartments under construction, is running out of room to expand its housing eastward along the Mad River.

But the district’s developers – or someone else -- could decide to spread the redevelopment across the river to the Deeds Park area, which officials say have some of the most spectacular views of Dayton.

Water Street developers Crawford Hoying and Woodard Development have a purchase option on the Deeds Park land, which is owned by the city of Dayton.

The developers have other projects in the works, including new housing planned for near Fifth Third Field, but Deeds Park has long been targeted for new housing.

The reopening of the Webster Street Bridge today, after closing in January of last year, means it will again be easy to access the area.

In 2007, a subsidiary of Mandalay Baseball Properties of Los Angeles, which at the time owned the Dayton Dragons, proposed to build housing on the site, such as condos and apartments.
